Despite being bordered by only one other country (Spain), Portugal has an intercontinental feel. The culture, architecture, language and cuisine have all been influenced by centuries of global travel. Living standards are high due to the advanced economy, peaceful governance, and emphasis on moral freedom for its citizens. The weather is uniformly warm in the summer months, while temperatures in winter vary depending on location. For example, you’ll find snowfall in the mountains, mild microclimates by the coast and subtropical islands. But it’s the stunning variety of terrains that draws so many tourists and expats to the country. You can hike in the national parks, walk the cobbled streets of the historic villages, search the Atlantic horizon for glimpses of North America from dramatic cliffs or lounge on one of the many glittering beaches. The Portuguese have a hospitable nature and you can expect to eat freshly sourced ingredients cooked simply and served with a flourish. Fish, squid, smoked meats, olives, cheese, bread and local wines are plentiful and you’ll find produce markets and restaurants at every turn. Feasts are central features of many of the festivities but you’ll also find music, dancing and night-time revelries at the frequent celebrations throughout the year. The north of Portugal is rocky and rugged and famous for the port wine-growing region, the Douro Valley. Rising up from the rural interior are wild mountains dotted with hunks of granite and flowing from them, the wide, fertile Tagus, Guadiana and Douro rivers. Lisbon is the most densely populated city, closely followed by Porto, and the southern Algarve region is a tourist hotspot. The Madeira archipelago is made up of 8 volcanic peaks, only two of which are inhabited and there are 9 islands in the Azores offering pale beaches, thermal lakes, geysers and black lava fields. This land has been fought over by Celts, Goths, Greeks, Romans and Moors, each of whom have left their architectural marks. Modern property development tends towards spacious, open-plan homes with echoes of these historical styles. The people of Portugal revere a rural life and as a result, there are a lot of villas or plots of land for development available in the countryside. In contrast, the cities and coastal regions are filled with affordable apartments. The road networks are good, air travel is quick and easy from northern Europe and America and there are high-speed international trains from connecting cities in France and Spain. Children are legally required to be in education from six to eighteen years old and there is a range of schooling options for international students, from public state schools, private faith schools or international schools. There is a state healthcare system in Portugal too. EU citizens can access it for free once they’ve registered and received a healthcare number (cartão de utente).

Episode 65: Ernest who purchased in Alcoy

&nbsp;Intro&nbsp;&nbsp;<ul><li>Welcome to the Kyero.com Spanish Property podcast, where we interview people who recently purchased their dream home in Spain.</li><li>They tell us what worked, what didn’t and what they’d do differently next time.</li><li>I’m Beth Davison and today I’m speaking with Ernest, originally from Seoul, in South Korea, who purchased his dream home in Alcoi, in Alicante.</li></ul>&nbsp;<ul><li>For him it was about finding a balance between bigger cities and a more rural lifestyle. As a keen gardener, it sounds like his villa was the perfect choice.</li></ul>&nbsp;<ul><li>Ernest worked with estate agent Carbonell to find his dream home in Spain.</li><li>Check out the show notes at <a href="http://kyero.com/podcast">kyero.com/podcast</a> to find links and resources mentioned in this episode.</li></ul>Body of Transcript&nbsp;Ernest:&nbsp; My name is Ernest. I am an American retiree now. I worked for the government for most of my life, so, I got to travel. I had worked in Spain in Rota for a couple of years. As a result of exploring the country thought it would be a nice place to retire to. So, I planned accordingly.&nbsp;&nbsp;I was planning on retiring at the end of 2018, so, I started looking for a property in 2016. I actually found a couple of places that I liked, but they kind of fell out. My offers were accepted but there was negotiations that the owner wanted to continue after we set a price. So, I backed out with that.&nbsp;I was talking to my realtor and, I must say, she was very, very helpful. So, I bought a villa here in Alcoi and it's a lovely place to stay, and it's right at the foothills and it's in the pine tree area, only about ten minutes from town (downtown Alcoi).&nbsp;Beth:&nbsp; What was it about that area that really appealed to you? How well did you know it anyway? You mentioned that you worked in Spain, but how much homework had you done on that specific region?&nbsp;Ernest:&nbsp; I had done absolutely none. The only homework that I did was online of course. I was planning on living in the Valencia and down through Alicante because of the weather. I'm originally from California, USA, and this climate here is absolutely very similar to the climate that I had.&nbsp;The town is about a hundred thousand people, but at the same time, it's only thirty minutes from Alicante, which is on the coast, and the airport. So, it's only about an hour and fifteen minutes from Valencia. So, I kind of wanted a quieter pace of life and this fit what I was really looking for. So, that helped me decide where I wanted to live. I didn't want to live in a major city. I just wanted to relax in a tranquil place, and I found it. So, I'm very happy.&nbsp;Beth:&nbsp; Yeah, perfect, it sounds like a really nice combination of lots of different things. There's a quietness, but you're not far from the major cities, if you do want to visit. Did you find that the research you were doing online accurately portrayed what was waiting for you when you got there?&nbsp;Ernest:&nbsp; Yeah, I would say so. I went ahead, especially after my purchase fell out in 2016, I did a little more research and I decided that this is really the place I wanted to stay in. The people here are very nice. Of course, Spanish people are, inherently, conservative and polite. The place is safe. I have never seen any kind of violence or any kind of reaction where people get frustrated like in big cities in their cars and in traffic and everything like that. There's nothing like that at all. It's really exactly what I had read and felt very comfortable with it.&nbsp;Beth:&nbsp; Fantastic, and the villa itself, did you already know exactly what you wanted? Had you budgeted for a certain amount of bedrooms? How specific could you be with your agent when you were saying this is what I want?&nbsp;Ernest:&nbsp; Well, what I wanted was basically a nice home where I could do some gardening. I wanted it in a country setting. I wanted a four bedroom home where I can invite family and friends from the States to come and visit me. The other part was that I could also rent out these rooms in an Air BnB type of thing. So, I was looking at it in two different ways. So, far it has worked out really nice for me.&nbsp;Beth:&nbsp; And have you done any Air BnBs yet? Have you looked into that, or is that a long term plan?&nbsp;Ernest:&nbsp; It's kind of a long term plan right now. What I did was, I went back to work with the government in 2017, 2018, and I was living in Seoul, Korea. So, I was renting my home and that worked out pretty good. Then in 2018 I actually arrived in October, but I had delayed because I was going through the permanent residency process and really wasn't going anywhere with my paperwork. So, I had to leave after the ninety days. So, I went back to California.&nbsp;It was fine. When I went back to California, of course, I was recently retired so was going through all of my pension plans, my banking, my insurance, and health insurance. So, everything turned out, really, pretty good. I spent longer than I wanted to, but, at the same time, at that time I decided to go ahead and rent my home again until I got back.&nbsp;So, I came back about the first of September. So, I was busy with finalising my permanent residency visa. I had other things, I had shipped a car and I had to go through the taxes, the import taxes and registering it. So, that's done.&nbsp;My home didn't have heating and I knew that ahead of time but I didn't know when I was going to put it in. So, I just finished doing that last month, I guess it was the end of November. So, it's comfortable now. the weather is nice here. Right now it's about fifty degrees, fifty two, blue skies, beautiful scenery, and just waiting for my antennae man to come over and fix my antennae.&nbsp;Beth:&nbsp; Well, there we go, that's what you need. But it sounds like there actually were a lot of things for you to think about. You were relocating, shipping the car over is something that I hadn't even thought about. Did you find that you had enough help, enough support? Did you know where to go, or did you know a lot of it already?&nbsp;Ernest:&nbsp; I worked for the government and so they helped me with my car: the actual cost of the car coming here. They calculated San Diego, California, then they decided, "OK, we'll see how far it is to Spain." So, through the government agencies I was in touch with people who shipped my car for me, kept in touch with me, wrote to Spain and let me know when it would arrive, brought the car here for me, told me about the taxes and the import fees.&nbsp;&nbsp;I was aware of that, so that took a little time because I wasn't really here when my car arrived. I was in the States. But, after I came back the car was here, everything was fine, I just had to register my car. Now I guess I've got to get a Spanish driver's license but that goes with the territory. Yeah, everything is OK.&nbsp;Beth:&nbsp; Well, you sound very relaxed, so, I'm thinking that the Spanish lifestyle is agreeing with you. All of this would cause me such stress, but it sounds like you just absolutely took it in your stride.&nbsp;Ernest:&nbsp; It was stressful, but as long as I'm going forward I'm OK. When I get stuck, that's when the frustration comes up, I guess for anybody. I will say that my real estate lady turned out to be a really nice friend. She really helped me with a lot of contacts and people to talk to, helped me with bankers that I had originally had in another city when I bought the property, but now I transferred my account here to Alcoi.&nbsp;&nbsp;You need this other identification that's called a DNI. It's kind of like a social security card with a photo on it basically telling everyone that you're registered to live in this country or this town. She helped me a lot. So, I just really can't say enough about her. She's turned out to be a really good friend.&nbsp;Beth:&nbsp; Fantastic, and the house itself, the villa, did it need any work doing to it? Was that something that you had to think about, or interior decorating and design, or was it ready to go as soon as you arrived?&nbsp;Ernest:&nbsp; Yes and no, all my furniture was here when I came back because it arrived when I was in California. So, a lot of boxes were in the house, spread out. So, that took a little time.&nbsp;&nbsp;It's really interesting, when I was looking at all these boxes, of course, I was totally confused. I thought, "Well, I need to hire somebody." But I started thinking to myself that I needed people to actually move the heavy stuff and to move furniture. Margot helped me out to find some help to do that.&nbsp;&nbsp;Once that was done I had some friends from Korea that were coming in early December. So, that kind of put a little more pressure on myself, so, I just started thinking, "Well, I need to move and get ready for the dining area, get that furniture done, get the boxes out and start putting everything away."&nbsp;&nbsp;I have a fireplace, a nice fireplace with a nice seating area and I had to fix that up and move my furniture around there. The furniture I bought was for my living room and my seating area for the fireplace area. But the other dining stuff I already had.&nbsp;&nbsp;So, it was just a combination. I think it was good that my friends were coming to stay with me for two days. I kind of put a bunsen burner right under me to get things rolling. Once it did it was great.&nbsp;&nbsp;When they came we were comfortable. The heat was in, everything was working well. We were able to go on a road trip down to Granada and Malaga. So, yeah, it's been great.&nbsp;&nbsp;Right now I'm waiting for my antennae because there was a real big storm that hit just before Christmas and the trees were going crazy. One of them broke and cracked and didn't do any damage but it did do damage to my antennae. So, that's why I'm still waiting now.&nbsp;&nbsp;If you look at this area and you look at other parts of the country, this is very, very mild in comparison. The air is beautiful, the air is clean, the sky is blue, there's no smog, there's no pollution here. It's just great.&nbsp;Beth:&nbsp; It sounds lovely. What's the attitude been from the visitors that you have had and the friends and family that you're hoping to have, what has their attitude been, so far, of this big move?&nbsp;Ernest:&nbsp; I think they expected me, actually, to tell you the truth, to come back to California. I was planning on doing that, but one of the reasons is affordability. Modest homes, I would say, in Southern California, are half a million dollars and up. I got that for half of what I paid there. I've got an acre of land and a three hundred and fifty square foot rambling home and a pool and it's like Gosh! The only thing is that family is not as close, but with video calls and wifi I'm always in touch with my family every week.&nbsp;Beth:&nbsp; And you've given them this amazing opportunity to come and visit you now.&nbsp;Ernest:&nbsp; Yes, yes, they're coming in April because there's a big festival going on here. At that time, also, a lot of ferias are happening so many towns are having festivals, kind of like an open fair. So, they'll get a chance to see some of that too.&nbsp;Beth:&nbsp; I think that that's the great thing is just exploring different cultures. What's great about people who have moved, and the amount of times that they can host visitors, that's one thing that really crops up in these conversations that's really, really common. Is there a favourite part of Spanish life for you? Is there something that really stands out as being very different to California, and something that you really love about the Spanish lifestyle?&nbsp;Ernest:&nbsp; They're very family oriented here. Maybe it's because it's a smaller town, which I'm sure that it is, but the people are really nice. They do a lot of networking. You need to do that to, for instance, find a good mechanic, find a doctor, dentist, all this type.&nbsp;&nbsp;People are so happy to tell you who their dentist is and how happy or that they're satisfied. They are just letting you know where the best places to eat are, nice place to meet for some drinks or coffee shops or things like that.&nbsp;&nbsp;So, I was very, very surprised that, here in Spain, they close down from two o'clock to four o'clock in the afternoon and then they come back and work. But, during that time a lot of those people will go home and have their main meal.&nbsp;&nbsp;After seven o'clock, now, that's really when this place kind of opens up and livens up. It's because people don't go directly home. A lot of them meet at the coffee shops. The coffee shops are just very, very busy, and small eateries, the tapas of course. It's totally different.&nbsp;&nbsp;You see families walking around all the time in these smaller towns. People go through the towns and they even meet up with their families or they meet up with other friends and they just have coffee or a couple of drinks and it's just a really nice way to connect with people and then they go home and do what everybody else does.&nbsp;Beth:&nbsp; Lovely, and my final question is, if there's someone out there thinking of doing what you have done, is there some advice? What would your key piece of advice be for those people?&nbsp;Ernest:&nbsp; There are things here that will kind of shock you, like the VAT. That's 21%, but, when you look at that and think about what property taxes and what taxes you are paying in, say, the United States, it doesn't really compare.&nbsp;&nbsp;My taxes were like $700 last year. If I had this property in California it would be like $7,000 at least or maybe $10,000. So, that 21%, it isn't really on food items, it's on other items that you buy here. So, I kind of look at it like that, here.&nbsp;&nbsp;The easiest way to shop, sometimes, for me, especially, is to just go online and use Amazon or another and they'll ship directly. Many of their prices include the VAT. So, I just opened up and Post Office Box in town and it's a lot easier for them to deliver there than it is for them to find me in this urbanisation community, here.&nbsp;&nbsp;So, yeah, I find that going online is really a great way. Here, in Spain, I haven't joined yet, but they call that Internations. It's a community group of expats that get together in Alicante every month and they do various things. So, I'm planning on doing that. They do anything from dining experiences to the arts, museums, entertainment, and just coffee shops, getting together.&nbsp;Beth:&nbsp; Yeah, it sounds like built-in socialisation. That sounds absolutely perfect. It sounds like there's a lot of socialising happening anyway and it's fitting with your lifestyle really, really well. So, that's great to hear that you had such positive experiences.&nbsp;Ernest:&nbsp; Yeah, I joined it but I haven't attended, so, it was mainly because of the holiday season and it was because I had work to do on the house and friends visiting. So, now that I get a little pause here, before my next visits, I'm going to join that little community, Internations is the name of it. Apparently they are worldwide, but here, in Spain, in Alicante, anyway there are many expats working here, living here, visiting here that connect while they're living. For instance, it seems that the prevalent language here, at Internations, is English, so, everybody, no matter where they are from, they use that as their main communication source.&nbsp;Beth:&nbsp; Fantastic, well, I hope it goes really well and thank you so much for taking the time to chat to us today.&nbsp;Ernest:&nbsp; Oh, my pleasure, my pleasure.&nbsp;Beth:&nbsp; And good luck with the antennae. Episode 59: Marijke who purchased in Fuente del Conde [Part Two]

&nbsp;Intro&nbsp;&nbsp;<ul><li>Welcome to the Kyero.com Spanish Property podcast where we interview people who recently purchased their dream home in Spain.</li><li>&nbsp;</li><li>They tell us what worked, what didn’t and what they’d do differently next time.</li><li>&nbsp;</li><li>I’m Beth Davison and today I’m continuing a story from previous episodes of the podcast, and catching up with Marijke, originally from Holland, who has been blogging about her experiences of moving from the U.K. to Spain.</li><li>&nbsp;</li><li>She purchased her dream home in <a href="https://www.kyero.com/en/fuente-del-conde-property-for-sale-0l7060">Puente del Conde</a>, and if you missed it you can catch up with the first part of her story: the logistics and planning of such a big move, by heading back to episode 56, which aired back in November.</li><li>&nbsp;</li><li>In this episode, though, Marijke has arrived in her new home, and talks us through a few of the unexpected challenges along the way. &nbsp;</li><li>&nbsp;</li><li>Check out the show notes at <a href="http://kyero.com/podcast">com/podcast</a> to find links and resources mentioned in this episode.</li></ul>&nbsp;&nbsp;&nbsp;Body of Transcript&nbsp;Marijke: Hello again, it's Marijke, Marijke Cazemier. I'm from the Netherlands originally but have lived in the U.K. for thirty-nine years and am married to a Brit, Hillary. We decided, about a year ago, that we would move to Spain, to Andalucía, for a period of one year as a bit of an adventure to try and test it out.&nbsp;Beth: And where are you right now, Marijke?&nbsp;Marijke: We are, right now, in Casa Compestre, which is our house in the middle of our campo, which is the middle of the countryside.&nbsp;Beth: You made it!&nbsp;Marijke: We made it! I know, we had a long journey to get here. We had two weeks in the Netherlands and then we travelled from the Netherlands to here in a period of five or six days. You know, Beth, when we arrived it was on a Friday, Friday the thirteenth, which is certainly unlucky for some. It was absolutely fine. The weather was great when we arrived, but within one hour of our arrival we had the biggest thunderstorm I have ever seen around here. It lasted for forty-eight hours. The roads were muddy and slippery and quite difficult to drive on - the tracks in particular. We weren't quite sure what we'd come to, actually, thinking, "What have we done?"&nbsp;Beth: Oh no!&nbsp;Marijke: But the funny thing is that, in Spain, it changes within a blink. So, the moment the sun started to shine all the roads cleared, everything dried up, and it's all as it always was, and it's just beautiful at the moment, absolutely gorgeous weather.&nbsp;Beth: Have you had many of those moments of that, "What have we done?" Or suddenly feeling very stressed out, and it makes you question your choices? I think that's very normal in a big change.&nbsp;Marijke: Well, I think next time we talk I might have some further thoughts on that because I've only been here, to live, for a couple of weeks.&nbsp;Beth: Yeah, yeah.&nbsp;Marijke: And we have had visitors throughout. But, we have had moments, and they're mainly related to being in our campo, in the field, in the countryside, because we have a well. The well sometimes runs dry, or maybe it doesn't run dry but the electric goes, or something goes wrong with the well and if I haven't got water it makes me feel terrible. But, it's a way of finding out how to deal with stuff.&nbsp;So, the first time you think, "Oh no, this is terrible." The second time you think, "Oh, yes, well I'll stand it, it's just this miss, and you check that." You do it a few times around. Now, when the well goes wrong, we think, "OK, we first do this, then we do that, then we do that, then we do that." We've always resolved it. So, most things are fine. It's just occasionally we come up with something new and we think, "Hmmm, that's new, how are we going to overcome that one?"&nbsp;Beth: Yeah, absolutely. Have any thoughts kind of turned to home? How are you feeling? You left a home of twenty-four years and packed it all up. Have you been thinking about that much?&nbsp;Marijke: For me, no. Leaving the home was hard because our kids grew up there and it was a lovely place, and we rented it out to a lovely family. So, occasionally we get notes from them, from the estate agents, to say, "Oh, something has gone wrong, or the fridge no longer works, or the ventilator no longer works." You know, little things like that. That reminds you of your old house. But, every experience here is different, and it's also still very much our home. You know, it's got our pieces of furniture. When they arrived last week it was fantastic. All my clothes were there, and all the lovely bits that we packed especially for Spain. That makes you feel very at home here.&nbsp;Beth: I was going to say, how did the shipping process go? I know the packing up was great, and receiving it also. There were no breakages, no nightmares happened, it was all pretty straightforward?&nbsp;Marijke: Everything went as clockwork. It couldn't have gone any better. The company that we used, I have to say, they were magnificent because they would always let us know where they were on the journey. So they'd say," Can we come round on a Monday, Tuesday, or Wednesday next week to deliver the stuff?"&nbsp;I said, "That's fine."&nbsp;On Monday they called to say, "Actually, it's going to be Wednesday, between twelve and two." And they were here, on Wednesday, at twelve o'clock. So, they've been absolutely fabulous.&nbsp;All the stuff arrived. Nothing has gone missing. It's brilliant, actually. Yeah, yeah, we've been very lucky maybe, or maybe this was a very good company.&nbsp;Beth: Yeah, or maybe this is... you know, everyone thinks of the worst, the absolute worst things that could go wrong when you do a move like this, but actually, you are proof that maybe you are lucky. But I think, actually, maybe it's a mark of great organization, which we touched on last time.&nbsp;So, you mentioned that you've had lots of visitors so far. We didn't talk about the reactions, really, of family and friends when you first told them that you were leaving for a whole year. Were people supportive? Were they nervous? What have responses been like?&nbsp;Marijke: Hmmm, that is a very good question. I think most most people are extremely excited for us, and extremely happy for us. Nobody really said, "Oh, are you sure you know what you're going to do? Are you sure of what you're getting yourself in for?" I guess that's partially, in my view, because we're only going for a year, a year and a half maybe. You don't commit to that forever more. You're not going to say, "We're going to live in Spain until we're 80 or 90." This is just, "Let's try it for a couple of weeks." It's quite a sensible move to just stay for a year, a year and a half.&nbsp;Obviously, if we love it, we'll stay. But if not we'll go back, because we know the country. I don't know. In the whole, actually, the responses has been very, very positive. At work people were extremely jealous. Saying, "You're going to do that? Isn't that lovely!" And there also was a bit of, "Are you sure you won't stay on? Are you sure you don't want to stay for a bit longer?"&nbsp;But actually, I can't think of any negative response or cautionary response. Some people I know would feel that it wouldn't be for them. They've been to visit this place, they love to play, but that's it. It's too remote. It couldn't work out." But that's a personal choice that you make. I have to say that, if in a year's time, I feel it's just too remote for me, then I won't stay. It's as simple as that.&nbsp;Beth: Yeah, which is a really nice level of flexibility to have.&nbsp;Marijke: It is, yeah, absolutely.&nbsp;Beth: Did you travel a lot when you were younger during the gap years and things like that, or have you saved it for later in life and after your career is well established, or have you always been a traveller?&nbsp;Marijke: I've always loved to travel, no question. So, even as a child we would always go to France or Switzerland or Germany on holiday, a camping holiday mainly. Then I moved to the U.K. and I met my husband, we always tried to get away in the summer for at least three weeks, which is a luxury, and quite unusual in the U.K., in particular. In Holland it's normal, but in the U.K. it's unusual to read about a place and we would hitchhike and take busses and trains to all sorts of wild and wonderful places, usually within Europe.&nbsp;So, yeah, we love to travel, we love meeting people, we love seeing different cultures, I love tasting different foods, and tasting different wines and everything. Then about five years ago we went to South America for two months and travelled all around there, again, by bus, some by plane and by train but usually by bus or car. That was outstanding, so, we are travellers.&nbsp;Beth: Yeah, definitely, I think you do need an adventurous personality, at some point, to undertake something like this. But what you're breaking it down to is lots of manageable bit sized chunks, which I really like. You've taken it all step by step.&nbsp;Of course, we haven't yet mentioned (this episode) the blog. How has that been going? Have you thought of any more posts? Have you been doing any more posts? Obviously life has been very busy, in the month that it's been since I last spoke to you.&nbsp;Marijke: It has been very busy with moving and travelling and now, the last two weeks, ever since we have been in Spain, actually, we've had nonstop visitors. It's just been fantastic because I love having people around. I love cooking together and even doing things like doing the washing up together. It's a pleasure because you get to know people much better when they stay with you for three or four days, then if you just have them over. So, I think the relationships you create by having people visiting makes for much deeper relationships.&nbsp;It is really cool, and it's a lovely thing to do, a lovely thing to show people around. Getting back to your question, I haven't given one thought to the blog except one area or two areas, maybe, when we went to see a ‘gestor’, an administration manager in our local town of Iznájar. She was helping with getting our residency status sorted out - our house papers and documentation and really all that stuff that you need to do when you come for a year. That was really, really helpful to meet her.&nbsp;So, she set up an appointment in Cordoba, which is where we need to go to get our residency papers. She told us all the paperwork we needed to bring and all of the stuff that we needed to do before hand. So, people like that have been fantastic. So, there will be a blog around that. That would be useful for people.&nbsp;Then the other blog will be around a cars, because I had no idea that to move your British car over to Spain that you can only have it for about a period of six months before you need to give it Spanish number plates. I have also learned it needs to have a Spanish owner too. It needs to have the lights changed to conform to the way that they shine, and other things as well. Then there are taxes to be paid - import taxes. All of that is so much that we actually decided to buy a second hand 'run around car' here for Spain and not do all that other stuff with our British car.&nbsp;Beth: Interesting.&nbsp;Marijke: That was learning for us.&nbsp;Beth: Yeah, totally. So, what's your decision? What do you do physically with the British car? Can it stay off road in Spain?&nbsp;Marijke: I don't know yet. We've got insurance brokers in the U. K. and explain to them what we want to do. What we hope we can do is put it off road here, in Spain, and therefore we don't need to tax and insure it for a period of six months, or whatever. Then drive it for a period of time to take it back to the Netherlands, or to the U.K. That's our plan but whether we can or not, I don't know.&nbsp;Beth: OK, interesting. It's something that you just wouldn't think about until you're there. I thought there were going to be those things that would just kind of pop up along the way, but it's so interesting to hear about.&nbsp;Marijke: Exactly.&nbsp;Beth: Lastly, let's just talk about the house because we haven't focused our attention on the beautiful farmhouse that you bought. How did it feel walking through the door, your keys in hand, the first time you walked through?&nbsp;Marijke: The first time... Actually, every single time that we walk through these doors we are just amazed that this is our home. It's so incredibly lovely. It's rustic. I can't describe it.&nbsp;It was built in the 1940s and it looks way, way, way, much older. It's got lots of doors and lots of windows, so the light is pouring in where ever you look. Then the windows are open and you can look out over the view, over the mountains.&nbsp;It's got a massive patio, at the front, where you can sit under the shade umbrella and take in the parcel, which is lovely with the view. Then we also have the roof terrace with a view at the back. It just feels like it's just an amazing place. It's beautiful.&nbsp;It's quite simple. It's not a luxury home. The way I can best describe it is that it is not plug and play. It's not like a villa where you go in and you press a few buttons and it all works. It's an older style house that needs care and attention. We need a lot of work done on the doors, we need a lot work done on the patios, and on some garaging, and on some bits and pieces because it is an older style house. But it has got charm and it's lovely.&nbsp;Beth: Amazing, I can hear it in your voice, that feeling, and it happens quite a lot with people we talk to on this podcast. It's just, for all the stress, for all the fears and everything that people worry about, you do know when you have found the perfect place and it does feel like home, and it's a very exciting thing to have done. I'm so pleased that the weather has cheered up as well. So, now you can sit on that patio.&nbsp;I'm going to leave you to settle in for the next few months, and then, if you don't mind, I'll catch up to you one more time just to see how the Spanish life plan has gone and how you're feeling a few months in.&nbsp;Marijke: What it's really like.&nbsp;Beth: Yeah, exactly, once you have lived there.&nbsp;Marijke: Yeah, OK. Episode 57: Tim who purchased in La Cala de Mijas

&nbsp;Intro&nbsp;&nbsp;<ul><li>I’m Beth Davison and today I’m speaking with Tim, in Switzerland. He purchased his dream home in Spain in <a href="https://www.kyero.com/en/la-cala-de-mijas-property-for-sale-0l31183">La Cala de Mijas</a> knowing that his kids are keen golfers.&nbsp;</li></ul>&nbsp;<ul><li>Tim raises some great points about the recent changes in underwriting laws which could be really helpful if you're thinking about your own purchase.&nbsp;</li></ul>&nbsp;<ul><li>Tim worked with estate agents <a href="https://www.kyero.com/en/spain-property-for-sale-0l55529/a4415-affinity-spain">Affinity Spain</a> to find his dream home in Spain. &nbsp;</li><li>Check out the show notes at <a href="http://kyero.com/podcast">kyero.com/podcast</a> to find links and resources mentioned in this episode.</li></ul>Body of Transcript&nbsp;&nbsp;Tim:&nbsp; Hi, My name is Tim. I purchased a two bedroom, two bathroom apartment in La Cala Hills, which is in the Costa del Sol.&nbsp;Beth:&nbsp; Beautiful, and how did it all begin for you. Whose idea was it? Has it been in the cards for a long time? How did it all start?&nbsp;Tim:&nbsp; Yeah, it was something that was in the cards for quite a bit of time. I had been out to that area before and really liked what I had seen. Obviously, the three hundred and sixty-five days of sun is definitely a draw and, obviously, the number of golf courses around that area are as well.&nbsp;Beth:&nbsp; Yeah, OK, so you're a keen golfer.&nbsp;Tim:&nbsp; Um, I wouldn't say I'm a keen golfer, I'd say my kids are keen golfers.&nbsp;Beth:&nbsp; OK, very good, so, when you were looking, how many people were you kind of looking for? Did you have a specific idea of how many bedrooms you needed and exactly what you wanted, or did you go over with an open mind?&nbsp;Tim:&nbsp; I kind of had an idea but still went in with an open mind because I was looking for something that, obviously, the family could use. So, really, that's the reason for the two bedrooms and two baths.&nbsp;Beth:&nbsp; Did you begin online? What was the very first step in the process for you?&nbsp;Tim:&nbsp; Yes, the first step was an online search. Obviously, that is how I found out about Kyero. From there I then whittled it down to a few agents that have properties on there.&nbsp;&nbsp;Initially this start was in 2018, and, actually I went out the end of July, of 2018, and saw some properties. There was a change in family situation, so I had to push back the purchase into 2019. So, I built a relationship with Affinity Spain and just stayed in touch.&nbsp;&nbsp;This year I started the search again in May. So, I had a look at some properties that they had listed, and arranged to come out and have viewings. So, I went out there and had a look. Initially there was a property that I was really keen on, but literally, we went in, saw the property, and as we walked out we were told that somebody else had made an offer on the property.&nbsp;Beth:&nbsp; Oh no, it's horrible when that happens, but also I'm kind of a bit fatalistic. I always think that those things happen for a reason, and that, in the end, the place that you find is the one that was meant for you. Is that how it felt, or were you really disappointed about that one?&nbsp;Tim:&nbsp; Initially I was quite disappointed, but then when we went to see the other place... I had whittled it down to possibly three, even though, I think in total we saw seven, but I really had made my mind up on three as the higher possibilities. So, when I went into the one that we ended up purchasing, I was like, "Wow, this is actually really good because it's on the doorsteps of a famous golf academy, golf course, La Cala Hills." Obviously, with the kids really wanting to get out onto the greens, that's perfect.&nbsp;Beth:&nbsp; Amazing, and how did you find, on the viewings that you went to (you went to seven), how did you find they compared to what you were seeing on the internet? Some people say that it's a real difference once they see things in person, did you find that?&nbsp;Tim:&nbsp; For some of the properties, yes, because we were looking at relatively new but not new builds. What I did find is that they did take me to a new development and, obviously, the photos or the images that are on the new developments are probably more the architectural design. When you go, then, and see the actual physical buildings it's somewhat slightly different.&nbsp;&nbsp;So, as advice I'd say that unless there is a specific reason why you would need a new build, it's probably better to look at the relatively new builds. With those, the photographs that you have, as well, (speaking for Affinity), the photographs of what they have on the sight, this is what you then go and see are like for like. So, you really know what you're getting.&nbsp;Beth:&nbsp; That's good. How did you feel like your relationship was with them? Obviously, you actually contacted them a year before eventually purchasing through them, but did you feel a trust there, right from the beginning? How did that process go?&nbsp;Tim:&nbsp; I'd say, as a group, they really are top notch. In 2018 I went out and was with a guy who was relatively new to them, but not new to being an estate agent. So, that was my first contact.&nbsp;&nbsp;He subsequently left and I was put in touch with another one of their agents, Catalina, who then walked me through from a knowledge perspective. Obviously, buying for the first time in Spain, there are a lot of horror stories, a lot of things that you hear. So, she was really good at laying my questions and issues to rest and giving me advice.&nbsp;&nbsp;One of the good things about it is that they try and employ people who have lived in the locality, and she was one of those people who has lived in the Malaga area all her life, so, her knowledge of the different areas and what goes on was really, really helpful.&nbsp;Beth:&nbsp; Yeah, and you just need that sometimes. You just need a first person account of exactly what the area is like because, presumably, is it very different in different seasons?&nbsp;Tim:&nbsp; Yes, and that was something that she did point out that, obviously, the summer is very family [focused]. That's when a lot of people are out there. Obviously there are two parts to the Costa del Sol. There's obviously the party lifestyle type of stuff, but there's also the family focused vacation area and there's the golf.&nbsp;&nbsp;With the sun being out for so long in the year, the golf side of things is the part that pretty much is almost all year round. She highlighted and showed me what goes on during the different seasons and what we would have to expect as we go through it.&nbsp;Beth:&nbsp; Yeah, absolutely. Are your kids interested in the party lifestyle yet?&nbsp;Tim:&nbsp; Not as yet, they're still quite young.&nbsp;&nbsp;Beth:&nbsp; OK, give them time.&nbsp;Tim:&nbsp; Yes, my oldest is thirteen, so, definitely not yet there - a few more years.&nbsp;Beth:&nbsp; Fantastic. Is this the first time that you have purchased in Spain? Is it the first time that you have bought abroad? How much experience did you have?&nbsp;Tim:&nbsp; This is the first time buying in Spain and also buying abroad. Our only experience of purchasing is buying a property in the U.K., so, we were definitely very new to this.&nbsp;Beth:&nbsp; How did you find the process compared to the U.K., out of interest?&nbsp;Tim:&nbsp; We closed at a time when the mortgage rules were changing. So, initially, I think it was in August when the new rules kicked in. So, initially we were told, "OK, this is the process." Then, last minute, because we purchased using a mortgage, last minute we were told, "The rules are changing and we'll have to restart the process to get everything that's required in the new rules." Which was quite a surprise, but, I'd say in general, the same sort of common sense rules that apply in the U.K. would apply in Spain.&nbsp;&nbsp;So, it's really making sure that you get a good lawyer who understands the area, understands the law in Spain. Obviously, getting your surveyors to do the surveys and have that sorted out. I didn't really see much of a difference except for some of the slightly different rules around how the closing happens. Whereas, in the U.K. it's pretty much my lawyer speaks to the selling agent's lawyer and everything is sorted out.&nbsp;&nbsp;In Spain everything is done by the notary, who, obviously they operate on their own time. They're public servants. So, anybody who knows, within Spain, or any part of the world, dealing with public servants can sometimes be frustrating, but you take it on the chin. You know, they're doing their best and, obviously, probably over worked and under paid.&nbsp;&nbsp;Beth:&nbsp; Yeah, can you remember the specific changes in the&nbsp; law? Could you paraphrase those for me?&nbsp;Tim:&nbsp; Basically they've put in a law that mandates a cooling off period for anything that's purchased using a mortgage. From the offer being accepted and then setting up an exchange date, the notary has to give the buyer, I think it's fifteen days where they have an option to pull out if they no longer want to. So, that puts a delay of fifteen days on your closing.&nbsp;Beth:&nbsp; Yeah, and a nervous few weeks I imagine.&nbsp;Tim:&nbsp; Yes, because at that point in time the seller is still marketing that property. So, yeah.&nbsp;Beth:&nbsp; Wow, yeah, a horrible feeling. When was it that you officially completed and the keys were handed over?&nbsp;Tim:&nbsp; It was, I think it was August the 12th.&nbsp;Beth:&nbsp; Lovely, OK, so it's very recent. How have you used the property so far?&nbsp;Tim:&nbsp; Unfortunately, because of work commitments, we actually haven't been to the property. We're going to the property on this coming Sunday. So, this is the first time we're going in to get the keys and sort out getting furniture in, etc.&nbsp;Beth:&nbsp; Lovely. It will be the perfect time of year to just have a little bit of sunshine.&nbsp;Tim:&nbsp; Yes, it makes a nice little break. Our youngest one starts his autumn half term at that point in time. So, we're going out with him and he'll get a chance to experience that. There's a pool there, so he'll definitely be scratching around and having a bit of fun.&nbsp;Beth:&nbsp; So, when you first arrived, you mentioned that you need to buy furniture. Is there anything else high on the priority list that needs to happen? Is there any work that needs to be done to the property itself?&nbsp;Tim:&nbsp; Fortunately no work needs to be done to the property. It's really ready to move. It will just be clearing out the cobwebs. It's been vacant for quite a bit. [We'll be] moving in furniture and making it feel like home.&nbsp;Beth:&nbsp; Yeah, absolutely. Are you planning on letting it in between the times that you can't be there, or is this going to be a family owned visiting holiday home? How do you think you'll use it?&nbsp;Tim:&nbsp; We will be letting it out, because, without saying, it is kind of the ideal golfer's paradise, being on the doorsteps of the La Calla Hills Golf Course and Golf Academy, so you know, definitely, there will be people who will be interested in utilizing it when we're not.&nbsp;Beth:&nbsp; Great, so that's kind of brilliant because that's, then, a little bit more income. Do you think you'll go through the same agent to do that, or will you use something else? Have you thought about that or is that a little bit further down the line?&nbsp;Tim:&nbsp; Actually, the agent doesn't do that, but they have recommended a partner of theirs to do that. So, a part of our visit will be going to see them and just finalize on those contracts, etc.&nbsp;Beth:&nbsp; Lovely, the one thing we haven't talked about is budget and value for the money. Did you have a specific budget in mind?&nbsp;Tim:&nbsp; Yes, we did have a specific budget in mind. The property that we didn't get was bang on budget. This one was slightly above what we had budgeted, but not by that much, because we had said between one sixty and one eighty. This one was one ninety-five.&nbsp;&nbsp;Beth:&nbsp; Ok, yeah, so, not hugely over but a little bit. So, would you advise leaving some wiggle room in your budget when you're first setting out?&nbsp;Tim:&nbsp; Definitely some wiggle. I'd also say that one of the things that we realized is the market really gets very active between May, June, and July. So, if I had to do it again, I would have started earlier in terms of going out a lot earlier, probably in April or March, when the market is a little bit quieter. Then, obviously, people are more willing to accept offers. Whereas, when the market is really active people were, on our days going to do the visits Catalina was receiving calls, literally, almost every stop where it would be somebody coming back and saying, "Ah, that property I saw yesterday, I'm making an offer on it."&nbsp;&nbsp;Beth:&nbsp; Yeah, that's fast, that's a fast moving process.&nbsp;Tim:&nbsp; Yeah, it seemed that way. It definitely seemed that way. What she, then, explained was that those couple of months are really, really active.&nbsp;Beth:&nbsp; Yeah, OK, well, it's a great thing to be aware of. Lastly, you touched on it there, but is there any other advice? If there's someone sitting in your shoes, thinking about making the plunge and purchasing, have you got any wise words or perhaps things that you would do differently if you were to do it again?&nbsp;Tim:&nbsp; Yes, the only other thing I would say is if you're planning on purchasing using a mortgage, start the process early and be flexible. I think underwriting rules in Spain have gotten a lot tighter since the financial crisis and, apparently, the Bank of Spain, on a regular basis, adds new rules to the underwriting rules. So, you just have to be OK with giving additional information when requested.&nbsp; I think when we started we had a list of, I think, seven or eight things that we had to supply. In the end it was a lot longer list of things that we had to supply, but we got through in the end.&nbsp;Beth:&nbsp; Interesting, I think it's great though. That's perfect advice to just be prepared and not worry too much if there are additional things to think about and give yourself lots of time.&nbsp;Tim:&nbsp; Yes, that's for sure.&nbsp;Beth:&nbsp; Perfect, well enjoy Sunday, when you make it out there.&nbsp;Tim:&nbsp; Thank you very much.&nbsp;Beth:&nbsp; It will be very exciting, and enjoy the swimming pool.
