Despite being bordered by only one other country (Spain), Portugal has an intercontinental feel. The culture, architecture, language and cuisine have all been influenced by centuries of global travel. Living standards are high due to the advanced economy, peaceful governance, and emphasis on moral freedom for its citizens. The weather is uniformly warm in the summer months, while temperatures in winter vary depending on location. For example, you’ll find snowfall in the mountains, mild microclimates by the coast and subtropical islands. But it’s the stunning variety of terrains that draws so many tourists and expats to the country. You can hike in the national parks, walk the cobbled streets of the historic villages, search the Atlantic horizon for glimpses of North America from dramatic cliffs or lounge on one of the many glittering beaches. The Portuguese have a hospitable nature and you can expect to eat freshly sourced ingredients cooked simply and served with a flourish. Fish, squid, smoked meats, olives, cheese, bread and local wines are plentiful and you’ll find produce markets and restaurants at every turn. Feasts are central features of many of the festivities but you’ll also find music, dancing and night-time revelries at the frequent celebrations throughout the year. The north of Portugal is rocky and rugged and famous for the port wine-growing region, the Douro Valley. Rising up from the rural interior are wild mountains dotted with hunks of granite and flowing from them, the wide, fertile Tagus, Guadiana and Douro rivers. Lisbon is the most densely populated city, closely followed by Porto, and the southern Algarve region is a tourist hotspot. The Madeira archipelago is made up of 8 volcanic peaks, only two of which are inhabited and there are 9 islands in the Azores offering pale beaches, thermal lakes, geysers and black lava fields. This land has been fought over by Celts, Goths, Greeks, Romans and Moors, each of whom have left their architectural marks. Modern property development tends towards spacious, open-plan homes with echoes of these historical styles. The people of Portugal revere a rural life and as a result, there are a lot of villas or plots of land for development available in the countryside. In contrast, the cities and coastal regions are filled with affordable apartments. The road networks are good, air travel is quick and easy from northern Europe and America and there are high-speed international trains from connecting cities in France and Spain. Children are legally required to be in education from six to eighteen years old and there is a range of schooling options for international students, from public state schools, private faith schools or international schools. There is a state healthcare system in Portugal too. EU citizens can access it for free once they’ve registered and received a healthcare number (cartão de utente).

Episode 32: Lindsay who purchased in Cabo de Palos, Murcia

&nbsp;<h2>Intro</h2>Welcome to the Kyero.com Spanish Property podcast where we interview people who recently purchased a home in Spain.They tell us what worked, what didn’t and what they’d do differently next time.I’m Beth Davison and this week I’m chatting to Lindsay from Bath, she purchased a 6 bedroom villa in <a href="https://www.kyero.com/en/cabo-de-palos-property-for-sale-0l32306">Cabo de Palos, Murcia</a>.Just wait until you hear about how to purchase was originally her son’s idea. Who at the time was just 10 years old! And 4 years later, she couldn’t be more in love with the Spanish way of life.Lindsay worked with estate agent <a href="https://www.kyero.com/en/spain-property-for-sale-0l55529?agent_id=11121">Inmacabo</a> to find their dream home in Spain.Check out the show notes at kyero.com/podcast to find links and resources mentioned in this episode<h2>Body of Transcript</h2>Lindsay: My name is Lindsay, and I bought, with my husband, in 2014, following the two previous trips out to this part of Spain, in the Region of Mercia, because we had holidayed here before at the La Manga Club. But, we were looking for something more longer term. Our son was interested in playing tennis, and he had said, a couple of years back, "Can we go and live in Spain?" Our immediate answer was, "Don't be so silly, of course we can't."Then we started to think about it and decided that actually, what a fun adventure that might be. He was ten at the time, so, we were at the right age for him. We knew a little academy - tennis academy here. We knew the area. We knew we didn't want to go to the La Manga Club. We wanted to experience Spain. So, we came out here in the summer of 2014 for five weeks. We rented our house out, in the UK, during the summer holidays for two to three weeks; I think three weeks it was. We live in Somerset, so, in quite a nice place for people who want to holiday in the UK. So, we rented our house out and used that to pay for an extended vacation here to test out the area and see whether we really liked it. We thought we could live out here for, say, a period of two years. So, that's how we started. That was our thinking behind it.Beth: And the rest, they say, is history.Lindsay: Exactly so.Beth: Did two years turn out to be?Lindsay: It turned out to be eighteen months. I actually have student lets, so I’m a landlord and a property owner which is why were able to come out here in the first place, because we just got an agent to manage the properties and the tenants. So, we just sort of handed it all over, which I wasn't one hundred percent happy with that, but you can't have everything. So, we did that and that enabled us to come out here. My husband was writing at the time and he can pretty much write anywhere. So that was our thinking and our daughter had already left home. She's already grown up and is living her own life. So, that's how we were enabled to do it.We did think about renting, to start out with. We didn't think that we wanted to buy out here at all because we thought it was fraught with danger. But, when we were looking around for somewhere to rent for, say, eighteen months/two years, to live in (we had a dog as well), we just couldn't find anywhere that was going to be right for us to live in for a sustained period of time.It's fine if you're coming for two weeks or three weeks or whatever, or a week, which is what most of us come for, But, when you're living in a foreign country, our son was going to go to a Spanish school because we thought we would really chuck him in it for the whole experience. So, the house needed to be nice. We needed to feel very comfortable in it. Renting just wasn't going to be an option in that case.Beth: How did you find doing it with a child? It's rare, actually. I haven't spoken to many people who are bringing their kids with them, and were going to go for a lengthy period of time. It's a big life change.Lindsay: It is a big life change. The thing is without him, without our son having mentioned it in the first place, we wouldn't have done it. So, he's the guy, he's the one who prompted us, in the first place, to think about it. We do like a bit of a challenge and a bit of an adventure. So for us it was, actually, why not? It would be good for all of us. In the worst case he doesn't like tennis anymore but he's learned Spanish and experienced a different culture. How can that be bad?Beth: Yes, totally. Yeah, absolutely.Lindsay: For us it was just all win/win all the way along, all the way along. We knew it was going to be challenging but, frankly, why live life if you're not going to touch the sides? So, that was very much our thinking.It had to be near the academy, obviously. We had talked to the academy about schools in the area. There was an international school that he could have gone to, put him into, if we'd wanted to, but it was a forty-five minute drive and we didn't want him to have to do that every day. There and back would have been, well, what's two times forty-five, an hour and a half? That's a lot of traveling.Beth: That's a lot.Lindsay: So, we went to Cartagena, which is a local city, and we went to a state school there, and put him in there. So, that is what we were looking at. There was the school. There was the academy. We needed to live in circumference around those two positionals.We saw, actually a couple of properties, looked at the agencies that were involved and there was one particular house, which the photos weren’t one hundred percent clear of what the property would look like. There were plants, there were trees. In this part of Spain it's very barren, it's very hot. I immediately was drawn to it, “Look! Plants! I’m really interested!” And it looked quirky. So that was very interesting. And it happened to be that the agent was Gloria who without whom, I have to say, we probably never would have bought here. She was immense in every respect in terms of the service and all of the help that she gave us: confident, knowing what we wanted, showing us different things, giving us solutions, helping us by outlining the process of what we needed to do for the different taxes and how things would proceed. What her role was, which was very different to estate agents in the UK.She does far more here. In terms of estate agents in Spain, my experience with Gloria, from Inmocabo, is that they do a little bit more of the solicitor work than in the UK. Solicitors do most of that sort thing, but here, the estate agents do quite a large amount of it, and they go and see the Notary. She took a lot of the stress out of the process for us.Beth: In the UK that personal touch is from your solicitor. That’s who you’re building that trust with. But, in Spain, all of the trust and that personality and that real relationship that you build does seem to be with your agent.Lindsay: Completely, absolutely completely. So, if I was giving advice, one thing that you must do is you must absolutely trust in your estate agent. It was interesting for us because we had identified another estate agency that was run by an English gentleman, but they had no properties that we were particularly interested in, as it turned out, or they were in a different area than we wanted to be. He was also very supportive in terms of saying, “Well, if you’re looking there, this is the person you might want to talk to. She is a good agent.” I don’t know that you would get that in the UK, either.Beth: No, fair enough.Lindsay: We stumbled across all of this to start off with. As we proceeded our confidence grew and grew, and meeting Gloria was easily the best thing that ever happened to us. We saw, probably five or six properties that she had on her books. It was very clear, to me, which one was going to be the right one for us.Beth: Was it the one with the plants?Lindsay: It was!Beth: I thought it might have been.Lindsay: There are other things about it, I’ll have to say, that were in its favour. For us, we’d just done a big project in the UK and we didn’t want to do any structural knocking around. This particular house, once it was clean, we knew we needed to put some paint, and do a bit of masonry repair, but there was no knocking down walls and building new. The layout of this particular house was, for us, absolutely perfect. The size of the pool is great. While we’re not a big family, I come from a big family and I always wanted to make sure that we can have family out here to stay and also friends as well.Beth: So, give me a little bit of a description of what it was that you went for in the end. What’s the house like?Lindsay: OK, so it’s a six bedroom villa with four bathrooms. It’s over three floors. The ground floor, or what you might call the lower ground, it’s a self contained apartment. It’s perfect, absolutely perfect for people staying.You can actually have three generations staying and nobody gets in each other’s way. It’s a brilliant house in terms of accommodating a lot of people, but you never feel on top of one another. It’s got a really large living space, a nice country kitchen, a fantastic pool area out back, and it’s walking distance to the supermarket and into Cabo de Palos which is a lovely fishing village which a lot of Spanish come to in the summer holidays from Madrid and Barcelona. There aren’t that many people from overseas. You wouldn’t say that it’s a British enclave. It’s very international but also very Spanish, which is what we really like.Beth: Was that important to you?Lindsay: Yeah, it was. It really was because we wanted to come to a place where we could really see a different culture and integrate into that culture, and experience it rather than going somewhere and being… If you want that, there’s La Manga Club down the road, which is expat heaven, if you like. We’ve holidayed there and the people are amazing and it’s fantastic. Holidays there are fantastic, but if you are looking to buy, surely you’re looking for something a bit more, otherwise you just buy in the UK. Yes, the sun here is fantastic, but we were looking for something a bit more and I feel we really found it where we are.Beth: So, when you were saying initially, when your son first asked and you said no because of all of those horror stories, which are the horror stories that hit the press. Did you come across any of them and manage to avoid them? Where there any close misses? Did you find that all of that was kind of blown out of proportion?Lindsay: Ah yes, blown out of proportion. The one thing I would say is, probably, don’t be tempted by buying what they call here, first-line beach. You want to be more than thirty metres away from the coast.Beth: Okey dokey, is that advice that you got from your agent or is that something that you looked up yourself.Lindsay: I looked it up myself, but was also told by the agent as well.Beth: Is that because to structural reasons?Lindsay: No, it’s to do with Spanish land regulation issues which are not completely clear. But, you could, in a very worst case scenario, become vulnerable, if a local regional council wanted to reclaim some of the beach area, they have access to the first thirty metres.Beth: Right, OK, interesting.Lindsay: That’s the one thing I hung onto. Of course, this isn’t a new development. If you’re looking at new developments then it’s different. I think there are other things that you have to be slightly more vigilant about: who the developer was, what access, what permissions did they have, is it a British developer, is it a Spanish developer, were there any cack-handers?We’ve moved into an old property that was built by a Spanish family in the 1970s. So, it’s not part of a new development. I think the rules are slightly different there. This is a much more secure purchase as far as we understood it to be, and as far as we still understand it to be. New developments are slightly different.Beth: Yeah, fantastic. Do you mind if we discuss budget a little bit? Did you have a number in mind? Did you manage to stick to it, that kind of thing?Lindsay: Well, interestingly, because we weren’t thinking about buying in the first place, we really just thought, well, let’s have a look and see what prices are. To be honest, we were so surprised at how cost effective buying was that it seemed crazy to do anything else.Because we’re in the property business anyway, we probably felt more secure anyway. We probably had a better understanding. I didn’t think this was overpriced at all. We did benefit from the fact that the exchange rate, at the time, was very good. But the good thing is that the property was not… some people would have looked at this and gone, “What’s the attraction?” It did need redecoration, but actually all that it really needed was a little bit of paint. The structure and the layout were perfect.So, if you could look beyond the furniture that was in there, which was out of date. It was an old couple. Their family had left and were gone living their own lives and they had grandchildren, and the grandchildren were all grown up so the house was too big for them. The house felt like it had experienced an awful lot of love. It was a very, very lovely house. So, if you could look beyond the furniture and the paint that was up, you had a phenomenal purchase on your hands.So, that’s, again, something I would say to people is to see beyond the paint. The floor, which some people would say, “Oh, it’s a brown floor.” But the tiles are genuine clay Spanish terracotta tiles and they are stunning and they run throughout the house. It wasn’t necessary that they worked with the paint, (you know what it’s like) but if you can see certain things. If you’ve got a little bit of vision, then I would say that this part of the world has phenomenal opportunity.With the area around here you’ve got the Mar Menor which is perfect for young children. It’s a natural if you’ve got little children who want to play in the sea, but you’re slightly nervous. The slope down into the sea, into the lagoon (it’s called Mar Menor which is Little Sea) It’s very gradual, so it’s incredibly good for little ones.On the other side of the spit of land, which is the La Manga Strip, you’ve got the Mediterranean. So you have the joy of both. You’ve got the more exciting Mediterranean and you’ve got the very calm, gentle Mar Menor as well. The Mediterranean is huge, but the Mar Menor is also natural.Beth: Yeah, it sounds amazing and it actually sounds like you had a very positive experience. Was there anything that, if you were going to do it again, you’d do differently or was it all really plain sailing?Lindsay: Do you know what? No, no, we’ve been incredibly lucky, perhaps, but also, I think the thing that we did really good was coming for the five weeks, in the summer, as a tester, where we could look around, look at the different areas and look at some of the properties that were available both in the rental and in the sales market, and find what was really going to work for us. We did fall upon this. The rental was the way we wanted to go, but I have no doubt at all that this was the absolutely right route to go. I wouldn’t undo it. It’s just perfect for us. It’s just worked perfectly well.If you have a good agent, who you trust, it’s phenomenal. The benefits here are fantastic, absolutely fantastic. The weather is great. There’s everything here. Cabo de Palos is attracting more and more up-and-coming restaurants. It’s always been sort of a best kept secret, and I see that the secret is getting out.Beth: Well it is if you talk about it like that! That’s absolutely perfect. Thank you so much for taking the timeout to chat to me today.Lindsay: Absolutely no problem at all.Beth: And good luck…Lindsay: I’d recommend it to people who want to have an adventure, go for it, it’s terrific. The Spanish people have been phenomenal to us. Most recently he purchased his dream home in <a href="https://www.kyero.com/en/almunecar-property-for-sale-0l23521">Almuñecar, Granada</a>.As a seasoned buyer, Ryszard has a wealth of tips if you’re thinking about making a purchase.Ryszard worked with estate agent <a href="https://www.kyero.com/en/spain-property-for-sale-0l55529?agent_id=3">Tropicana Estates</a> to find her dream home in Spain. &nbsp;Check out the show notes at <a href="http://kyero.com/podcast">kyero.com/podcast</a> to find links and resources mentioned in this episode<h2>Body of Transcript</h2>Ryszard: &nbsp;My name is Ryszard and we've bought our first property in 2009. We subsequently purchased two other houses and a garage.Beth: &nbsp;How did one purchase become four purchases? Talk me through that.Ryszard: &nbsp;We purchased the first house, we'd been looking for property for awhile. We bought in 2009. We came to Almuñecar, &nbsp;we fell in love with the town and before we left we basically purchased the property. We had that for a number of years and then we came across another property which was very special and we saw tremendous potential in it, primarily for a rental, but then for our own personal use as well.Beth: &nbsp;Were you already into property in the UK? Because this is a bold venture if you're not doing property development, or you're not renting things out in the UK already, to then dive into this and do this in Spain.Ryszard: &nbsp;Yeah, we owned a number of properties in the UK. To be honest with you, we were just getting a little bit fed up with the long term rental because the problem was, getting into a long term, sort of six month contract, [we'd have to] chase people up for rent constantly. It just becomes a bit of a bind, and we looked for something else. One of the intents was for us, eventually, to move to Spain anyway. So we thought, actually, let's move away from the UK. Then in fact, we sold one of our properties to purchase the one we did.Beth: &nbsp;Fantastic. Did you find the process more difficult or easier than, initially, when you'd been buying in the UK?Ryszard: &nbsp;In Spain we found it very straightforward simply because we had the best estate agent you could imagine.Beth: &nbsp;And which agent was that?Ryszard: &nbsp;that's Tropicana Estates in Almuñecar and it's Jose Carrera and he takes you from start to finish all in one process. He arranges your legal, all your payments, your taxes, he sets you all up.Beth: &nbsp;That sounds so much more straightforward than in the UK. Had you already done your research on a lot of the process?Ryszard: &nbsp;We'd obviously had the experience the first time around, way back in 2009. We found that was a very straight forward process then. but the process has changed significantly in the sense that it's a lot more transparent than it used to be.Beth: &nbsp;In which area do you mean when you say it's changed and is more transparent?Ryszard: &nbsp;It's a very simple legal process to have. Before there was a bit of cash handed over, there was a check handed over, and this was just an accepted part of the process in Spain. It's just now very straight forward. A simple transaction. You pay it in cash. You get the keys, but as soon as you sign the contract, you hand over the check, you collect your keys from the previous owner. So it happens instantly.Beth: &nbsp;Wow, fantastic. So, over the years, you bought your first one in 2009, when was it that you bought the forth?Ryszard: &nbsp;We are located in an old town so there’s not a lot of parking, so we bought a garage a couple of years later and then we bought our third property in 2016, I think it was?Beth: &nbsp;OK.Ryszard: &nbsp;Then we bought the next one last year.Beth: &nbsp;Wow, so you have nearly a decade's experience, then in seeing the property market change in Spain. what about value for money, have you seen that change as well?Ryszard: &nbsp;Properties are very scarce now. Good properties are very scarce.Beth: &nbsp;What would your tips be in finding these rare gems then, if you're not going to come across them as often as maybe you were?Ryszard: &nbsp;That would be giving my secrets away, that would be. I'm not stopping on four. You really need to be realistic. For some reason we, in the UK, will pay more and more for a property. We'll bid people up on a property. Whereas, for some reason, we think, as Brits, that we should be getting some kind of cheap bargain in Spain. You've got to find the property, believe in the property, and go for it. It's really, it's that.You've got to... simply got to understand what you're doing. I think that's probably why, maybe I'm talking a bit more confident now because we have gotten to know the process. Even things like the planning laws, and if you want to do any changes, we understand all that now. We know the risk that we're taking. It is important that you do your homework, but you shouldn't be taking the approach that just because it's in Spain, and Spain has been through a bad process, that now you should be buying two properties. That's not the way it works. Spain's economy is now growing. It's the biggest tourist destination in Europe. There's a lot of people, particularly from the north of Europe, Scandinavia, and the low countries that are really investing heavily in Spain.Beth: &nbsp;Do you think because of that you're unlikely to lose any money on a property that you buy? Is the return quite good?Ryszard: &nbsp;I think that would be... you could never be that arrogant about it, to say that you would never lose. I think that it's a steadier market. There's a lot of bad properties out there. There's a lot of bad properties left over from the building times, the boom and bust times. There's a lot of pointless flats. There's a lot of cheap flats. But they're not even cheap and off the mark. There's cheap apartments that you might have in a complex with a swimming pool but you’re miles from the sea, or stuck on the third floor with no views. You've got to buy a property that actually there was a get out of jail clause. You've got to understand what would you do if you need to sell it? If you buy a property that nobody wants to buy now, why is somebody going to buy that off you in ten years time?Beth: &nbsp;Yeah, totally. I suppose it's like in the UK. If someone were to say not as confident as you, this is their first purchase, I suppose asking advice is key and doing your research and really trusting other people.Ryszard: &nbsp;Yes. In the UK there's a program location, location, location. Those are important things. Important and just look at it. If it's cheap why is it cheap? It may be because it is a bargain. There are bargains to be had, but you've got to understand those bargains. On the other hand, as I said there's sometimes they're cheap for a reason, and that's because there's a lot of surplus properties left over from the boom times which have been repossessed, or people have huge mortgages- mortgages much higher than the value of the property. There are issues like that that still are out there because there are people who purchased at ridiculously high prices before the bust. So, it is making sure that you source the right property.Beth: &nbsp;And in the UK it's fairly common to go under offer, for example. Is that something that happens in Spain? I know people aren't expecting a bargain, necessarily, but people love a bargain, if you under offer is that still acceptable to do?Ryszard: &nbsp;Absolutely. Offer realistically. You mustn't be arrogant, you mustn't treat the sellers with contempt. You can't have a property for two hundred thousand and ask for a hundred thousand. It's just not going to happen. You wouldn't do that in the UK. You might knock ten percent off of the price. These are the sort of things where you can realistically... It's like with any process. You can only go up. If you bid low, then you can only go up, but if you bid too high then going backwards is more difficult.So, it's being realistic. That adds to the price. That's the bargain of the property.Beth: &nbsp;yeah, totally. what about the differences when you were searching for your own dream home, in 2009, to when you were looking for property you were probably going to rent. How did your search differ in those instances?Ryszard: &nbsp;When we bought in 2009 we just came across, we looked for a property for a week and the last property that we looked at was exactly the property that we were looking for. It was virtually perfect. Subsequently, anything we bought, subsequently, there has been no pressure. &nbsp;There's no pressure now, so we hang on and find properties that we like, or there's a particular feeling about them.Beth: &nbsp;Did you always have who you were renting to in mind? Was it going to be a family or holiday makers? How did that work?Ryszard: &nbsp;The way we looked at a property's strength is to put yourself into the renter's position. Would you want to be there? Would you want to have the facilities that you have? That's the key thing, when you find property it's that, would I want to live in that, spend two weeks of my holiday? Because that's what people do. They save up all year to spend two weeks and it's got to be perfect for them. That's the important thing that actually somebody will stay there and be happy. That's the key to finding a good property for rental.Beth: &nbsp;Did you have any of the similar problems that you mentioned having with tenants in the UK not paying you on time, or whatever it was, the issues of being a landlord, any more of that in Spain?Ryszard: &nbsp;When you set yourselves up with some of the big sites, they handle the financial transactions for you. So, therefore, they will take the money, that money is paid via the company and, as soon as the tenants arrive, they pay that into your bank account. So, it's all paid in advance as opposed to before when it's always you're waiting for payment the following month from the tenants. You're always having to wait for them to make the next payment.Beth: &nbsp;Right, is that the same with the upkeep of the property? Do they deal with the cleaning, &nbsp;and all of the upkeep of the grounds?Ryszard: &nbsp;No, this is the biggest problem when people buy properties for rent, is having the right property managers to look after your property. They've got to be, the regulations, particularly in Andalucía, require somebody be available 24/7. As well, they need to look after the property for you. They've got to meet guests and see them off at the end of their time. You've got to handle any deposits that have been paid. So, there's a lot more to then just renting a property. You have to have the backup afterwards, and that's the tricky business finding the right people to do that.Beth: &nbsp;Again, research, I'm presuming is the way to avoid any pitfalls there?Ryszard: &nbsp;Yes, yes, make sure you've got your property managers before you buy a property. Don't buy the property first.Beth: &nbsp;Ah, good advice. Now what about life in Spain. Presumably you spend a lot of time over there, what's your ratio split between the UK and Spain or elsewhere?Ryszard: &nbsp;It's enough from Spain, at the moment, but it's probably about six or seven weeks of the year.Beth: &nbsp;Lovely, and holidays, do you bring family with you? How does it work?Ryszard: &nbsp;Yes, absolutely. we have family come out and they use our property. We regularly fly out there, so it's perfect.Beth: &nbsp;Did you think about proximity to an airport for that reason when you were buying? How did that work?Ryszard: &nbsp;The important thing is to select an airport to which there's plenty of flights from the UK and from lots of airports in the UK, because you must remember, once we get towards winter season, they don't fly every day to a place like Spain, or you think they would do that. Maybe actually from the southern airports - from Gatwick and Stansted, you can get flights. But, when you get to the midland airports - East Midlands, Birmingham, they don't fly so regularly. You want an airport that's a big destination where you get most of the flights because you can get flights to places like Almeria. &nbsp;Where, in the summer some of the flights are only twice a week. And in the winter there aren't any flights at all. So, think of these things before you purchase. Hence, that's why Almeria property is cheaper.Beth: &nbsp;Interesting, That makes sense. What's your favorite part of the area you bought in?Ryszard: &nbsp;it's just that it's real Spain. That's the reason why I like it. Andalucia is an amazing part of the world. You go from Malaga and across that way to heading towards the other way which is Almuñécar, Motril, all that is beautiful, and of course, in Granada.Beth: &nbsp;When you say real Spain is that because you mean non-touristy, or rural?Ryszard: &nbsp;It's both. It's rural, it is touristy, but you tend to get Spanish tourists there as opposed to, say for example, British tourists. So, it's a slightly different approach. A different market, a different lifestyle.Beth: &nbsp;Yeah, very relaxed, a very relaxed lifestyle.Ryszard: &nbsp;Absolutely.Beth: &nbsp;Now, you've got four properties under your belt, as you mentioned. Are there any plans for any more? What does the future look like?Ryszard: &nbsp;If the right property comes up.Beth: &nbsp;OK, I like it. Are there any things that you've got in mind as things that might change in the Spanish property market?Ryszard: &nbsp;I think prices are going up. You can see that now compared to where we were, say, ten years ago. Prices are going up quite significantly. As I said, the better properties are the ones that are fetching the better prices.Beth: &nbsp;Does that make you want to sit tight and wait for the market to level out, or does that make you want to buy now and go sooner than later?Ryszard: &nbsp;Whenever you buy a property, whether you're buying the top of the market, or the bottom of the market, it needs to be the right property because that's the one that's most likely to survive through the process going forward.Beth: &nbsp;Fantastic. Well, thank you so much for chatting to me. Are you going out any time soon to Spain?Ryszard: &nbsp;About three weeks.Beth: &nbsp;Oh, that sounds lovely. Enjoy it, won't you. My plan for quite a long time has been to buy in Spain. I have always known that I would probably retire here.Why did I decide at this point? Probably I just decided the time was right and I thought, "Just go for it."I decided last July that that was exactly what I was going to do and here I am.Beth: &nbsp;So, when you made the definitive decision last July what was that first step down that journey?Carole: &nbsp;My first step was actually sitting on a balcony in Villamartin, and it was googling property in Spain. I didn't know where to start. I didn't know any of the companies and I just literally Googled property in Spain and from there started to narrow down the search.I knew the area that I was looking to buy in and I wasn't particularly in that area at that moment in time but through the process of elimination and looking at various areas I then narrowed the search down. I knew all along that Los Alcázares was where I wanted to be, but I was opened minded at that point.So, I started to Google, and literally from there it took off until I got here. My plan was always to come back and at the end of October/November time, Halloween, half term. That's what I did. So, I knew I had a window for searching and making contact and that's what happened.Beth: &nbsp;So, when you were coming back, just a few months later, was that to do viewings? Had you already gotten to that point?Carole: &nbsp;I knew at that point that I would come back to do viewings. So, I knew that I would have a two or three month window to make appointments with agents and to do viewings. I knew I had a five day trip and was going to make the most of it at that point.Beth: &nbsp;Fantastic, and how did Kyero play a part in all of this?Carole: &nbsp;Well, Kyero was, obviously, one of the sites that came up initially. From there (I had never heard of Kyero) I started to look at properties and just literally clicked on what I thought would be my criteria and from then was approached by various agents. So, that's really what happened.Beth: &nbsp;It's quite a daunting process. It's quite a big thing to take on. Did you find it difficult; easy; harder than you imagined; easier than you imagined?Carole: &nbsp;I found it easier - the whole process was easier than I imagined. Initially I was nervous and I thought, "Do your reseach." So, that's what I had done - how to buy abroad.I'd done a lot of reading. I'd looked up "a place in the sun," and looked for advice. I have to honestly say that the whole process was a breeze compared to what I had thought it would be. Yeah. It was a really easy process.Beth: &nbsp;That's so good. When you were clicking away, and when you first got in touch with Kyero and were asking all of those questions did you know your budget? Did you know how many bedrooms? What kinds of thoughts did you have?Carole: &nbsp;I had my budget. I had a budget, at that point, of 90,000 to 100,000. I knew what I wanted. I knew that I wanted a two bedroom two bath apartment, communal pool, and (at that point) a roof terrace - that was my criteria.As a result of making that my criteria the properties that I viewed, through GR Sunshine Properties, that's exactly what I did get. Now, that's not what I ended up buying but I really didn't know at that point that I was going to find the place of my dreams.Beth: &nbsp;Fantastic, let's talk about your dream home then - the one that eventually took your fancy. So, what did you buy, first of all? Let's talk about what you actually bought.Carole: &nbsp;I bought a two bedroom, two bath townhouse in Roda Golf Resort. I wasn't looking for a house, at that point. I knew my budget, but as soon as I walked into it, but that was as a result of fine tuning what my needs were as a result of going out with the agent. It was Mr. David Bart.As a result of going with him for a day, viewing different properties, I then realized that I narrowed down my search and knew that Roda was where I really wanted to be. The house that I'm in now, it met every dream that I had but I didn't realize that I could actually do it at that point with the budget that I had. It just happened to be that as soon as I walked in I happened to realize that this is what I want.Beth: &nbsp;It's such a good feeling when you know, isn't it?Carole: &nbsp;Yeah, as soon as I walked in.Beth: &nbsp;And trust in the agent, I suppose, is super important.Carole: &nbsp;Absolutely, I was contacted by the agent beforehand. I was met at the hotel where we had arranged to meet up. I was instantly handed a business card and instantly felt at ease.Honesty played a big part. I felt that there was a lot of honesty in the exchange. I was up front and honest by saying, "No, don't like it. Move on, not interested. Yes, it meets the criteria, but not interested." So, I wasn't actually saying, "Yes, this is really lovely," and then walking out the door and going, "Well, actually no, it isn't." I was just up front and honest and so was the agent.Beth: &nbsp;Yeah, which sounds like the best way to be. So, which parts did you find the most challenging? It sounds like it's been a great experience for you, but were there parts that you found difficult?Carole: You know something, I think the most challenging was, actually, probably going back to Northern Ireland and thinking, "What have I done?"Prior to going back to Ireland everything happened and fell into place, and the most challenging for me was literally realizing that it had all happened and that it had all happened so easily. That wasn't really a challenge - it a pleasant surprise.Beth: &nbsp;You have the moment of change, don't you? This is a big change, a big investment, so that moment of fear is completely true for any buyer, especially abroad?Carole: &nbsp;Absolutely, and at that point I thought, "How does it all come to fruition, at the end of the day? When does it all come to completion how do I get my key? How do I do X, Y and Z to have this home of mine?" But again, there was a lot of contact and between the agreed sale and then the setting up of the bank account, being introduced to the solicitor, being introduced to the notary, that was all arranged for me. Then, as a result, my biggest challenge was how do I actually get this house.That was all taken in hand and I didn't have to worry about any of it. It was all done. It was all preplanned and pre-organized and I was kept informed every inch of the way. So, I really didn't have anything to worry about. All those worries and fears, actually, were alleviated before I had to get to panic mode. So, it was fine. It was all good.Beth: &nbsp;So, were you buying by yourself? Were you part of a partnership?Carole: &nbsp;I was buying by myself, yup. Which was even more scary.Beth: &nbsp;I was going to say, that's rare, of the people I've chatted to. It kind of puts different fears. Was there any point where you felt by yourself? Or were you helped along?Carole: &nbsp;At the beginning I felt that I could be vulnerable, but after that trip where the house was fine, the sale was agreed, and the fact that I was kept informed every inch of the way, I didn't feel vulnerable, I didn't. Many people would and I did initially.No, I have to be honest this is really easy. Obviously, there's always going to be that little inkling of doubt at the back of your mind that goes, "Is this real?" But it did work out and I have to say it was really smooth sailing.Beth: &nbsp;That's so fantastic to hear. What did your friends and family think? They must have thought, "This is a brave move!"Carole: &nbsp;They thought, "Whoa, you are completely nuts." And I thought, well, this is a leap that I have wanted to take and I've taken it and I have no regrets. So they did think, "Wow! Well done you! They also thought (you're probably going to have to edit it out, but they thought) you've balls of steel. But then afterwards they just went, "Whoa!" After seeing photographs of the house and some of them have been here, they just go, "Whoa!" It was that simple.Beth: &nbsp;I bet they're jealous. I bet you've inspired some people.Carole: &nbsp;They are, very much so.Beth: &nbsp;Let's talk about life now, because when did you complete?Carole: &nbsp;Completion was the end of November. So, obviously I was told that completion had gone through. Everything was done for me. A power of attorney had been put in place and then I came back out here the first weekend in December. I was met and driven to the house and given the keys and here I am.Beth: &nbsp;Now, are you living there full time or are you splitting your time?Carole: &nbsp;No, my plan is eventually to, yes, but no, unfortunately I still have to work.Beth: &nbsp;Yeah, that always gets in the way, doesn't it?Carole: &nbsp;But in being a teacher I can get here very easily for weekends. I can spend &nbsp;all school holidays here. I'm here for the summer now, but have to go back to work. It's just ideal for me.Yeah, the plan is to be here.Beth: &nbsp;It sounds perfect. Once you had completed was there anything that popped into your mind that you hadn't thought of or any kind of, I don't know you have a house now? What about furnishing it and that kind of thing what did you do about that?Carole: &nbsp;The house actually did come furnished, but obviously it needed a personal touch. As a result I basically asked David Bart what do I do? Where do I go?So I was given instructions. I was shown the ropes - shown what to do, where to go to by X, Y and Z. As a result the list was completed very, very easily over a weekend.Beth: &nbsp;It was great that you weren't left by yourself, even at the completion you still had people that you could turn to for advice.Carole: &nbsp;Yes, and I've very much so. Now, there are people who I had met that first weekend along the way who I still am in contact with now. So, people who can help me out with any repairs that need done in the house, where do I go if something goes wrong, what do I do? I can always call of people as a result of the contacts that I made over that first weekend where they handed over the keys.Beth: &nbsp;And what about the neighbors and the people who live around you. You haven't told me about the town or the region, I suppose, in general.Carole: &nbsp;It's the Murcia region, the Roda Golf Resort. With the people around me, it's still very quiet. There are a lot of Spanish around. The area is absolutely beautiful, and, to me unspoiled, which is what I wanted.It's still very much Spanish and I hope it stays that way. I have found lots of really nice restaurants to go to, tapis bars, and have met up with friends who have property in the area as well.Beth: &nbsp;Did you already know people? Are they new friends or friends that you had before you bought?Carole: &nbsp;I have not met new people within this area. There are a lot of residents on this resort, Spanish residents. But I have met up with people who I have known previously. One couple in particular, both teachers and a colleague of mine. So, I knew, really, about this area before I actually bought and have met up with them, which is great - people who come out to this region regularly and I can do that when I want.Beth: &nbsp;Yeah, perfect. If you had to pick a favorite thing about Spanish life what would that be?Carole: &nbsp;The tapas, it has to be the tapas.Beth: &nbsp;The food!Carole: &nbsp;Very nice tapas bars, very reasonably priced and I would just say I've learned to be a bit more adventurous than I would have been before.Beth: &nbsp;Well, you know what? It sounds like your pretty adventurous. I've got to say that this whole venture it sounds like you're adventurous, so I'm glad it's happening.Carole: &nbsp;A few more steps to go, but yes, I will be here. I will be here permanently, hopefully.Beth: &nbsp;Amazing. If somebody was thinking about doing the same thing, if they were just on the brink on making that choice or it's been a thought that's flitted through their head, what would you give as advice? Is there one piece of advice?Carole: &nbsp;My advice would be to make yourself feel more secure to start with by reading up, doing your homework, reading up, reading reviews on companies, seeking advice online through various websites and really doing your homework when it comes to the currency exchange. Do your homework when it comes to reputable companies and learning what all the legalities mean - what is a notary? What do I need to do? How do I set up a Spanish bank account? What you actually do online, that was much easier when I actually did it in person.Beth: &nbsp;Interesting, so I suppose you always hear the horror stories, really.Carole: &nbsp;Yeah, yeah and I think it isn't always going to be a horror story. It's just literally [about] reading the reviews, do your homework and hopefully it will turn out OK. I'm sure everyone out there isn't trustworthy but my experience was very positive indeed.Beth: &nbsp;Fantastic, and school holidays is very soon so how long are you going to be spending there this summer?Carole: &nbsp;Well, I actually finished, In northern Ireland we finish the end of June. So, I actually finished on the 29th of June.Beth: &nbsp;Oh, lovely!Carole: &nbsp;And I'm here until towards the end of August.Beth: &nbsp;Fantastic, what's the weather like right now?Carole: &nbsp;Absolutely gorgeous, I think 34, 35 degrees, slight breeze, absolutely gorgeous. Yup, I'm just about to have my glass of wine and barbeque!Beth: &nbsp;Incredible, well listen enjoy it.
